The Public's Adjuster Ice Dam Water Claims

An ice dam forms when heat escaping through your roof melts the snow above it, and that meltwater runs down to the cold overhang at the eaves and refreezes. Layer by layer, a ridge of ice builds along the roof edge until the water behind it has nowhere to go but sideways and up — under the shingles, through the roof deck, and into the attic, ceilings, and wall cavities below. The damage is often well underway before the first stain appears on a ceiling. When the claim is filed, carriers routinely blame the homeowner: inadequate attic insulation, blocked soffit vents, clogged gutters, aging shingles. Those denials lean on "faulty or inadequate construction," "wear and tear," and "long-term seepage" exclusions, and they are frequently applied far more broadly than the policy language actually allows. The Public's Adjuster LLC can usually successfully get the insurance company to reverse their decision.

Ice dam claims are also routinely underpaid rather than denied outright. A carrier may agree to repaint a ceiling while ignoring the saturated insulation above it, the swollen roof sheathing, the cupped hardwood floors, or the mold beginning to grow inside a wall cavity that no one has opened. Water that enters at the eave rarely stays there — it travels through framing, wets insulation that then loses its R-value permanently, soaks into drywall and trim, and creates conditions for secondary damage weeks after the ice has melted. A public adjuster has experience with these situations, and will know exactly what to look for to determine the full extent of the damage as well as the collateral problems that follow, such as a mold damage claim, a burst pipe or frozen pipe claim when the same cold snap reaches supply lines, or a business interruption claim if the property is commercial.
